What is a Real Estate Buyer's Agent?

A real estate buyer's agent represents the consumer who is purchasing the property in the real estate transaction. This agent owes full fiduciary responsibilities, duties and loyalty to the real estate buyer. The buyer's agent works for the buyer client and has the client’s best interests in mind through out the entire real estate transaction process


The Benefits of Using a Buyers Agent

  • Using a Buyers Representative offers the consumer many benefits.
  • Evaluate the specific needs and wants of the buyer and locate properties that fit those specifications.
  • Assist the buyer in determining the amount that they can afford (pre-qualify) and show properties in that      price range and locale the consumer has determined.
  • Assist in viewing properties and either accompany the client on the showings or preview the properties      on behalf of the client to insure that the identified specifications are met.
  • Research the selected properties to identify any problems or issues to help the consumer in making an      informed decision prior to making an appropriate offer on the property.
  • Advise the client on structuring an appropriate offer to purchase the selected property.
  • Present the offer to the sellers’ agent and seller on the clients’ behalf.
  • Negotiate on behalf of the buyer client to help obtain the identified property. Keep in mind that the buyer      agent will be doing so with their clients’ best interests in mind.
  • Review and explain all legal documents to their buyer client.
  • Recommendations and assistance in securing appropriate financing for the selected property.
  • Provide a list of potential qualified vendors e.g. movers, attorneys, carpenters if the consumer needs      these services.
  • Most importantly, the buyer would know that they are fully represented throughout the real estate      transaction. After all, in most cases the seller is!

Who


In most cases the Buyers Agent is compensated by sharing the commission that the seller has already agreed to pay their agent. The buyer can receive representation at no additional cost to themselves. Even in the case of NEW HOMES, make no mistake about it, the Sales Rep's in the Model Homes are highly trained representatives for the BUILDER, and are there to sell you their homes. You can work with these Rep's and still have someone on your side! A Buyers Agent can look out for your best interests, show you the entire market, and still be paid from funds the builders have already set aside to market their homes.

Preparing your home for sale

Selling Price
  • Setting the Price--Be careful not to set the price too high. When your home is first listed, it is marketed to      other agents in the area who, in turn, market it to buyers. If the price is a turn-off, you won't be able to      capitalize on the initial flurry of activity that surrounds a new listing. The higher the asking price, the      fewer the agents who will preview the home. If the house is listed far above its market value, they will      stay away.
  • Dropping the Price--A good salesperson never drops his or her price. A decrease in the asking price      gives the impression that there is something "less than desirable" about the house and buyers will be      turned off. If you do manage to sell your home above its market value, your buyer will need a mortgage.      Mortgage lenders require an appraisal, and, if comparable sales for the last six months and current      market conditions do not support your sales price, the house will not appraise. At that point, the deal is      dead unless the buyer is willing to renegotiate. By setting the price too high in the beginning you may      actually be forced to settle for less than the house is worth in the end.

Showing the House
  • Lighting--Turn on the excitement by turning on all your lights - both inside and outside - when showing      your home in the evening. Lights add color and warmth, and make prospects feel welcome.
  • Keep a Low Profile--Nobody knows your home as well as you do. But Sales Associates know buyers -      what they need and what they want. Your Associate will have an easier time articulating the virtues of      your home if you stay in the background
  • Smells--Don't use scented air fresheners. Many people do not like them, are allergic to them, or may think      you are covering up an unpleasant odor. Natural scents, like flowers, fresh fruits, or cooking smells are      best. Bake some cookies, or put a small drop of vanilla on a hot stove. This will fill the air with a pleasant,      but not overwhelming aroma.
  • Pets-- Dogs and cats are great companions, but not when you're showing your home. Pets have a talent      for getting underfoot. So do everybody a favor: Keep Kitty and Spot outside or at least out of the way.
